Lake Ozarks Vacation Rentals : FAQs


1. What time can I check in?
Our check-in time is anytime after 4:00pm. Early Check-ins are not allowed, please do not ask. If you are going to be later than 5:00pm please call 573-365-4747 to arrange for a late check-in. Check out is by 11:00am, No Exceptions.  If your keys are not returned to our offices by 11:00am on day of departure you may be charged an additional nights lodging.

2. Do you allow pets? No

3. We would like to bring our boat. Do you have boat slips available?
Yes, if you require a boat slip we may be able to arrange it. There are no slips with lifts. You must have a pre assigned slip to use a dock. There is an additional $150 charge per week for the use of the dock. No boat trailers on Island. Off Island lot for trailers park at your own risk, not insurer.

4. What is your relationship to The Island?
We are not affiliated in any way with The Island. Previously we were associated with the former owner of Atlantis Island Condos. This is Waterfront Properties @the Lake a Real Estate Brokerage, working on the Atlantis Island Rentals. We are available to help you with placement and reservation on Atlantis for your vacation fun. Also if you are looking to purchase anything in the Lake area, let our 20+ years of experience go to work for you.

5. We have found the condo we would like to rent for our family vacation. How do we go about making a reservation?

Making a reservation is easy. You can also call us at (573)573-365-4747 and speak to one of our reservationists or email us at Our staff is very familiar with all of our rental units and can answer any question you may have. We require one nights lodging and the $10 booking fee at time of reservation as deposit.

6. What are the taxes if we rent a room from you?

Our sales tax is 10.875%.

7. Are there any other fees?

Yes, we have a non-refundable $10 booking fee for all reservations. You will also be charged a cleaning fee. If your rental is less than $1000, the cleaning fee is $80. If more than $1000 the fee is $125

8. What is your cancellation policy?

Our Cancellation Policy is 30 days prior to arrival. If you cancel within 30 days of your arrival you will be responsible for the entire rental amount including booking fee and tax. If you cancel prior to the 30 days you will receive a full refund minus the $10 booking fee.  There are no exceptions.

9. Are there any age requirements to rent a home from you?

Yes, we require you be at least 25 yrs old and have a valid credit card to stay with us as guests. Children are welcome with families.

10. How many people can stay in a condo?

Sleeping occupancy per unit is 6.

11. Where are you located?

Atlantis Island is located in Rocky Mount Mo. It is about 15 minutes from the Dam. Take W for 4 miles to W-12. Turn left on W-12, 4 miles to Island. Always stay left there is a T and a Y keep left and on good asphalt road.

12. What about the Ferry?

You are responsible to know and adhere to the Ferry hours. We will provide you a copy of current and Summer Season hours but are not responsible for the running of the ferry. You need to get the Captains cell phone number when you are coming to the Island to confirm your arrival and check hours. There is no cost to using the Ferry during its scheduled hours. You must adhere to them. If you need access to or from Island outside regular hours there would be a charge. TBD

11. Do you have Jacuzzi’s?

Yes, only the Condos that are End Units in each building have a Jacuzzi tub in Master Bath.

12. Do you have High Speed Internet? NO

13. Can I purchase a condo on Atlantis Island?

Yes! We would be happy to show you around during your stay and represent you in a purchase.

16. What activities are there to do at the Lake of the Ozarks? Please go to our tab on home page to see some local attractions.

17. What do I need to bring?

Nothing! Our kitchens are fully equipped. We supply linens, paper products, soap, shampoo, toilet paper, paper towels, dish soap, and coffee. Bring your clothes and groceries. It is much better to plan well and bring all the groceries you need so you can stop driving and relax. Shopping is 20 to 25 min away during peak season. There is a little store at Tiki Bay (walking distance) but stock is limited to mostly treats, drinks, bait. They do serve food and drinks and have a boat dock for gas.

18. Can we rent a unit for one night? No. We prefer weekends and multi night bookings.

19. To really enjoy the Lake you need to get out on it. What about boats or Jet Ski’s?

We highly recommend Iguana Water sports. In many cases they will deliver what you want right here to the Island when you rental exceeds ½ day. You can even rent a boat for your entire vacation.
