Rental Policies


* There is also a Security Deposit of $200 to be paid in advance with contract/reservation.  There are no exceptions. Full payment is due 7 days prior to check in.
* Guest agrees to a $10 non refundable booking fee at the time reservation is made. Entire $10 booking fee is forfeited if the reservation is cancelled.
* Cancellation policy is 30 Days prior to arrival. You will be charged your total lodging charge + tax if you cancel within 30 days of your arrival.  There are absolutely no exceptions and no excuses accepted.

* No CONDOS will be rented to vacationing students or young adults (under 25) unaccompanied by a responsible parent in the Condo for the entire stay. Reservations made under false pretenses will be subject to expulsion without refund.
* If you need a boat slip it must be arranged and paid in advance of your stay.  
* Vacationers agree to obey the rental policies of Atlantis Island Rental,  acknowledges receipt there of.
* Condos are privately owned, and Waterfront Properties at the Lake and Atlantis Island Rentals is the owner’s agent.
* Check-out is 11 AM (no exceptions). if you are late checking out you will not receive your security back. Check-in is After 4 PM. No Exceptions!Pushing cleaning crew for early check in could result in no refund of security deposit.
* Guest will not have more than 6 people sleeping in each condo. Unless arrangements are made in advance and then only in 2 units with sofa sleepers.
* Atlantis Island Rental guests and their visitors shall refrain from acting in a manner that is offensive to other Guests, Homeowners, and Visitors on Atlantis Island. Such behavior shall include, without limitation, excessive noise, illegal or offensive conduct, or behavior that jeopardizes the safety, well-being or enjoyment of Atlantis Island Guests, Homeowners, or Visitors. No noise after 11 PM. NO FIRE WORKS OF ANY KIND.Breaking this rule will result in a min fine of $100 or defaulting on the Security Deposit
* A violation of any Atlantis Island Rental guests, or by guest’s visitors, may at Atlantis Island Rentals sole discretion, result in the expulsion of the guest and/or visitors from rental unit without refund and $100 fine.
* Absolutely NO Pets & NO Smoking are allowed in any rental unit. Guests electing to ignore our No Smoking Policy in Any Room will be assessed a $100 cleaning and deodorizing fee. There are a few condos that allow smoking on the patio. You must indicate that and be booked into only unit that accept it. Do not toss cigarette butts anywhere on grounds.  $100 fine if caught.
* Vacationers agrees to return the rental keys upon departure. There will be a $25 charge for lost keys. Misplaced keys are lost keys! If key is found and returned to within 48 hours of departure will be reimbursed.
* Our Condos will be cleaned to quality standards prior to your arrival and after your departure. Housekeeping will not be provided daily. If you have the need to have cleaning during your stay it can be arranged .Guests are responsible for leaving the unit in good condition, and if accommodations are left damaged will be deducted from security deposit If unit is left excessively dirty you will be charged an additional cleaning fee of $75.

* All trash will be taken to dumpsters when necessary and never placed outside of unit.  Take all trash to dumpster prior to check out.
* WFP reserves the right to move the guest if needed repairs cannot be accomplished in a timely manner.
* We may enter the unit to affect necessary repairs.
* ALWAYS LEAVE FRIG & FREEZER TEMPERATURES IN MID RANGE.  CRANKING THEM ALL THE WAY DOWN DOES NOT MAKE THEM COOL FASTER & MAY KEEP THEM FROM COOLING PROPERLY.

*NEVER take glass of any kind outside condo. If caught in pool area a large fine will be assested. Glass breaking in pool are requires pool to be drained and cleaned and refilled.  Cost $1100. and no pool for at least 1 week for other guests.

The Atlantis Island has recently been renamed by the new owners Isla Del Sol.

The Pool is on the 1st level accessed by elevator in Zeus or the stairs on the 2nd floor by Zeus.

The pool is open from 10 am to 11 pm. Do not stay after 11pm.

No glass at pool ever.

After 11 pm be quiet both inside & out. Remember this is private facility & respect others.

Do not invite others to visit or use pool only 6 registered quests allowed.

Please pick up all your trash & put IT in the dumpster. DO NOT LEAVE OUTSIDE DOOR

Blocking elevator doors will cause the elevator to mal-function & shut down.

If you have an emergency always call 911.

If you need the Captain of the ferry the number is 573-286-8583.

Please observe all ferry rules.

Ferry runs from 8 am to 11 pm and 1 am on Fri. and Sat. Be there 15 min before last trip.

No pets allowed. No visitors with pets.

Move the barbeque away from siding, you are responsible if damaged.

Boats & slips are private property & should not be touched. FISHING IS ALLOWED ON DOCKS

If you are loud & management is notified. You will forfeit security deposit & maybe asked to leave *no refunds

No Fireworks on Island at any time!

Funlake.com is a good source of info & has calendar of daily activities.

Tiki Bay 573-964-0510 Schmidty’s Bar is just next door on the land side. They have 2 pontoons

Iguana Water sports 888-365-2399 rents boat, jet skis, Paradise Parasail is just past the dam.

Extra propane can be purchased at Gas Station corner of W and W-15
